Billingsley Co. is moving closer to starting a roughly $2 billion mixed-use community in McKinney, with rezoning advancing for the large-scale project. Plans call for hundreds of acres of homes, apartments and commercial space in the fast-growing Collin County city.
White Rhino Coffee opened its newest Dallas-Fort Worth location at 8955 Cypress Waters Blvd. in the Cypress Waters development near DFW Airport on June 4. The shop features a 1,553-square-foot interior and an 887-square-foot covered patio overlooking Salazar Park, and sits adjacent to a conference center positioned to host corporate events with White Rhino catering. Founder Chris Parvin said the location offers a blend of business and community for the fast-growing area.
Three new tenants have signed leases totaling more than 43,000 square feet at One Arts Plaza, the Billingsley Co. tower in the Dallas Arts District. The deals bring office leasing at the iconic high-rise up to 92 percent occupancy.
Kilwins, the Michigan-based chain founded in 1947 and known for its handmade chocolates, fudge and super-premium ice cream, will open a shop at The Sound at Cypress Waters at 3081 Olympus Blvd. by early 2026. The location is part of a broader Texas expansion for the brand, which has more than 175 U.S. stores including DFW locations in Grapevine and The Colony.
Money manager Fisher Investments has acquired four Dallas-area office buildings totaling 442,542 square feet, including three buildings sold by Billingsley Co. and the G6 Hospitality headquarters in Carrollton. The Plano-based firm, which relocated its headquarters to Texas in 2023 and manages over $299 billion in assets, said the properties will provide future expansion capacity near its 6500 International Parkway headquarters.
Miriam Cocina Latina, the Latin restaurant founded by Miriam Jimenez adjacent to Klyde Warren Park, has opened a second location at The Sound at Cypress Waters in Coppell. The new restaurant features a spacious dining room and a climate-controlled patio facing the North Lake waterfront, serving dishes ranging from ceviche Punta Cana and whole fried snapper to short rib enchiladas, with weekend brunch and a 100-plus-drink beverage menu to follow.
Bisnow's weekly Dallas-Fort Worth deal sheet leads with Tellus Group closing on 970 acres for the first phase of the $1.5 billion Sherley Farms master-planned community in Anna. The project east of Highway 5 is slated to include 3,000 homes, expansive green spaces and a 65-acre working organic farm as a cornerstone of the development.
Financial services company Horace Mann has signed a 50,033-square-foot lease occupying the entire third floor of Billingsley Company's newest building at 6275 W. Plano Parkway in Plano, relocating from Addison. The building sits next to the park's Amenity Center with a conference facility and fitness center, and a staffed cafe is set to open on site. Billingsley partner Lucy Burns welcomed the tenant as an addition to the park's roster.

Apartment developer and manager Greystar has signed a 32,000-square-foot office lease within Billingsley Co.'s 1,000-acre Cypress Waters mixed-use development in Coppell. Scot Ison of Axis Tenant Advisors represented the South Carolina-based company in negotiations. Greystar planned to take occupancy of the space early the following year.
Insurance giant Allstate has signed a 53,043-square-foot office lease within the 1,000-acre Cypress Waters mixed-use development in Coppell, owned by Billingsley Co. Ryan Buchanan of CBRE represented Allstate in the lease negotiations. The company planned to take occupancy of the new space the following June.

As part of that strategy, the company also sold a three-building campus at its International Business Park in Plano.
Adolfson & Peterson Construction has completed Billingsley Company's International Business Park 18 building in Plano's Platinum Corridor. The 242,000-square-foot office, designed by GFF, features a fitness center, conference facilities, tenant lounge and mini-mart, along with a new 584-space parking garage. The 300-acre master-planned campus now spans 11 buildings and 1.4 million square feet, home to more than 100 businesses and 4,000 employees.
Population health management company Lightbeam Health Solutions has relocated its headquarters to a new 33,000-square-foot space in Billingsley Co.'s Cypress Waters development. The move roughly doubles the company's previous footprint.
Dallas-based Brazilian churrascaria chain Fogo de Chao is opening an 8,500-square-foot restaurant at 3080 Ranch Trail along the North Lake shoreline in Billingsley Co.'s 1,000-acre Cypress Waters development in North Irving. The location will showcase the brand's updated design centered on an open-air churrasco grill with tableside gaucho service, plus dry-aged and Wagyu cuts, seafood and Bar Fogo. The restaurant was slated to open later that year.
Avantor Lab Design & Furniture, delivered by VWR, has opened DFW's first laboratory furniture showroom on the ground floor of a Cypress Waters building overlooking North Lake in Coppell, relocating after 25 years in Irving. The reimagined space doubles as a working showroom where clients can plan anything from a single fixture to a complete laboratory makeover. The team cited the pandemic-era office closure as the impetus to redesign its workspace around innovation.
San Francisco-based digital pharmacy Alto Pharmacy is expanding its Plano office at 6201 W. Plano Parkway in Billingsley Co.'s International Business Park to more than 40,000 square feet, building out a third floor in addition to its existing fourth-floor space. The company, founded in 2015, employs more than 1,000 people and serves markets including Dallas, Houston, Denver and New York. Billingsley is concurrently building a new 250,000-square-foot office in the 300-acre park.
Billingsley Co. plans to begin construction on two additional five-story, 250,000-square-foot office buildings at 3350 and 3400 Olympus Boulevard in its 1,000-acre Cypress Waters development, according to state planning filings. The roughly $80 million projects, part of a Gensler-designed three-building campus surrounding a new park, are slated to open in late 2023 and early 2024. Cypress Waters already houses more than a dozen office buildings, over 16,000 workers and more than 2,000 apartments.
Billingsley Co. is planning a $40 million, two-building business park of about 900,000 square feet on West University Drive in Denton, near U.S. Highway 380 and Interstate 35, set to open the following year. O'Brien Architects is designing the project. The development is part of Billingsley's expanding industrial operations, which already span more than 8 million square feet across Dallas-Fort Worth, Houston and Chicago.
Home decor retailer At Home is building a new 260,000-square-foot corporate headquarters in Billingsley Co.'s Cypress Waters development, with completion expected in December. The four-story building, designed by GFF and Corgan, will include a 78,000-square-foot design center with a mock store, studios and co-working space. At Home's 400 corporate employees will move from Plano, with room to grow to a staff of 1,000 over the next decade.
Billingsley Co. and general contractor Adolfson & Peterson Construction have started work on a five-story, 250,000-square-foot office building in Plano's 300-acre International Business Park near the Dallas North Tollway and Bush Turnpike. The GFF-designed building marks the fourth major office project between the two firms, and will sit next to an existing 187,100-square-foot office. Trevor Franke and Gini Rounsaville of JLL are handling leasing.
